And then… reality sets in.
You start noticing things. A vent that doesn’t quite push air like the others. A thermostat that feels more like a suggestion than a control. A furnace that sounds like it’s clearing its throat every time it kicks on.

One of the smartest things you can do after moving in is take a closer look at your HVAC system. Because while the paint color and countertops are easy to spot, your heating and cooling equipment? That’s where the real comfort (and potential cost) lives.
Start With What You Know (and What You Don’t)
Most new homeowners don’t get a full backstory on the HVAC system. You might have a rough idea of its age from the inspection, but that doesn’t tell you how well it’s been maintained; or if it’s been limping along for years.

Clue #1: The Age of the System
HVAC systems aren’t built to last forever. In general, furnaces and air conditioners tend to have a lifespan of about 15–20 years, depending on how well they’ve been maintained.
If your system is getting close to (or past) that range, it doesn’t automatically mean it needs to be replaced; but it does mean you should take a closer look.
Older systems are often less efficient, more prone to breakdowns, and may use outdated technology that costs more to run. In Oregon, where we rely on our systems year-round, that can add up quickly.

Your HVAC system shouldn’t sound like it’s working overtime just to keep up. Loud banging, rattling, or high-pitched whining are all signs that something isn’t quite right.
And then there are smells.

Clue #3: Uneven Comfort Throughout the Home
One room feels like a sauna, another feels like a refrigerator. That’s not just part of the charm of an older home.
Uneven heating or cooling can point to airflow issues, duct problems, or a system that’s no longer sized correctly for the space. Sometimes this is something a service can fix. Other times, it’s a sign the system is struggling to keep up altogether.

This is one people often overlook; especially right after moving.
If your energy bills feel higher than expected for the size of your home, your HVAC system could be the reason. Older or poorly maintained systems have to work harder to do the same job, which means you’re paying more for less comfort.
So… Service or Replace?
Here’s the honest answer: it depends on what we find.
Sometimes, a professional tune-up and a few minor fixes are all it takes to get your system running like it should. Other times, that “quick fix” turns into a cycle of repairs that cost more than the system is worth.
The goal isn’t to jump straight to replacement; it’s to make the smartest long-term decision for your home and your budget.
